If you are interested in renting one of our available properties, the first step is for all applicants 18 or older who will occupy the unit to fill out a detailed application, and follow the steps outlined in the application, including payment of an application fee for each adult occupant. We have criteria based on income, credit, and previous rental history. Once your tenancy has been approved, you will be asked to remit a deposit to hold the unit, and all occupants 18 and older will be asked to sign a lease and remit money for rent and security deposit. Property will not be held until a non-refundable cash deposit is remitted. Please read the lease, rules, and any attached documents very carefully, as they are legally binding.
Our office is located at 11222 S La Cienega Blvd, Suite 500, Inglewood, CA 90304. Our office hours are 9am to 5pm, Monday through Friday.
Rent is most easily paid using the “PAY RENT” button located on the top left on our homepage. Alternatively, you can bring your payment into our office during normal business hours or simply mail it to our office.
General maintenance requests or repair requests can be submitted through your tenant portal. These will be attended to during normal business hours.

An emergency is defined as a maintenance problem that will cause a safety hazard to residents, or an imminent damage to property, so that fixing it cannot wait until the next business day. A few examples would be an overflowing toilet, a broken pipe, or sudden electrical short. If there is a gas leak, call the gas company in your area first, and if there is a power outage, call the electric company in your area first to see if there is a general power outage in the area. The operator with the Utility Company will determine if you have a true emergency, and if so, the operator will contact us, who will contact an emergency vendor.

Perhaps you administer a trust and need a third party to handle the trust’s affairs. Whether you are a new or experienced property owner, LAX Property Management can assist you with all your real estate needs. We have great success in making sure that properties are leased to qualified residents and that they are properly maintained. LAX Property Management approaches property management as an income-generating business. We are not doing our job if we do not keep your expenses low and your income high. We maintain a high standard of reliability and accountability, and give owners the true peace of mind that comes with knowing that their property is in the best hands possible.
Communication is the key to a successful property management relationship. You are assigned an experienced Property Manager. The Property Manager is available via cell or email, and will be your day-to-day contact. You will also be provided with an Owner’s Portal Login so you will also be able to access your financial information online through our website.
Upon start of the management services, your assigned Property Manager will contact your existing tenant and notify them that we will be managing the building on the effective start date. Usually, this is done via a letter sent, as well as an in-person visit. Our goal is to make it a very smooth and easy transition. Residents will have direct access to the Property Manager’s cell and email, along with their own separate Tenant Portal Login. Through the portal, they can make maintenance requests on our website and pay online via direct debit or credit card.
We will collect rent on your behalf and place into our trust account. If rent has not been received from a resident by the 5th of the month, we will serve a three-day notice to pay or quit. We do our best to work with residents to keep units occupied, but if a resident has lost their job, or falls ill and cannot pay rent, and chooses to stay in the residence, we work with a highly experienced eviction attorney to regain possession of the unit. Our attorneys are reasonable in cost, and work exclusively with management companies.
Absolutely! We also have our own vendors that we normally use, however, if you choose to use your own, that is fine too!
